What is a general lease apartment?
If the start of your term is long, i.e. a duration greater than 2 years then you will be best suited selecting The General Rental Apartment Lease. This requires a security deposit, key money (This is a money that is paid to the landlord), and a commission fee. This commission fee is for one month but in consideration the overall cost will be lower than a fully furnished lease.
Security deposits typically amount to the equivalent of 2 months’ rent. However, it will depend on the apartment and lease you select. When moving out of the apartment, a certain amount of money will be deducted from this security deposit and will go towards cost for cleaning and repairs. Any remaining money left over will be refunded back to the customer.
Typically, key money will amount to the equivalent of 2 months’ rent, but occasionally you can find an apartment requiring none or only 1 month. When renting an apartment in Japan, you will need a Japanese guarantor. If for any reason you are unable to find a guarantor, we recommend that you consult with a company.
The General Lease is recommended for such a person or shall apply to you in regard to these circumstances below.

What is a Furnished Apartment?
Furnished Apartments are designed for mid-term visitors planning to stay for 2 years or less. All rooms in “Tokyo Furnished Apartments” can accommodate up to two people each. No deposit key deposit, no security and no service fee are required neither. All you have to do is arrive with your suitcase and begin your life in Tokyo.
Furnished rental apartments are 10%-30% more than general lease apartments. However, the benefits here not needing pay extra expenses for moving or buying new furniture or home electronics.
Bed, table, TV set, refrigerator, washing machine as well as daily life necessity goods are provided with each apartment.
What is the Monthly Apartments?
Monthly apartments do not charge any deposit, key money or commission. The only initial fee will be required for the “cleaning and linen fee” only (usually 30,000 yen). “Cleaning and linen fee” even covers the cost for room cleaning after moving out.
You do not need a guarantor or use an insurance company to act as a guarantor for you.
The minimum length of stay is at least one month. However, after the initial month you can extend your lease on a weekly or daily basis.
The initial fees for the first month will be for the room rent, utilities, cleaning and linen fee. The cleaning and linen fee is charged only at the beginning therefore, only room rent plus the utility fee will be charged for each additional month thereafter.
