What the general lease apartment is?

 

東京家具付き賃貸イメージ.jpgIf the term of your stat is long, duration greater than 2years. You are best suited selecting The general rental apartment lease. This requires a security deposit, key money, and commission. This commission fee is 1 mouth but considering cost it is lower than a fully furnished.

 

Security deposit typically amounts to the equivalent of 2 months’ rent. However, it depends on the apartment. When you move out, a certain amount of money will be deducted from the security deposit to pay for cleaning and repairs. Any money left over will be refunded.

 

Typically, key money will amount to the equivalent of 2 months’ rent, but occasionally you can find an apartment requiring none or only 1 month. When renting an apartment in Japan, you will need a Japanese guarantor. If for any reason you are unable to find a guarantor, we recommend that you consult with a company.

 

 

The General Lease is recommended for such a person or shall apply to you in regard to these circumstances below.

 

※ The person who thinks of lease in long-terms of exceeding two years.

※ You have no plans in moving within the period of 2 years.

※ You already have furniture and household appliances.

※ You want to customise and select new furniture for the household by yourself.

FURNISHED apartments are designed for middle and less than 2 years term visitors. All rooms on  “Tokyo Furnished Apartments” can accommodate up to 2 persons. No deposit is required for the key, no security deposit is required, and no service fee is required either. Just arrive with a suitcase and start your life in Tokyo. 

 

Furnished rental apartments are 10% ~ 30% more than general lease apartments. However, it won’t be necessary to pay additional expenses for moving and buying furniture or home electronics.

 

Bed, table, TV set, refrigerator, washing machine as well as daily life necessity goods are provided in each apartment.

  

What the monthly apartments is?

Monthly apartments do not charge any deposit, key money and commission. The only initial fee is the “cleaning and linen fee” (usually 30,000 yen). “Cleaning and linen fee” covers the cost of room cleaning after moving out.

You do not need a guarantor or use an insurance company to act as a guarantor for you.

 

The minimum length of stay is at least one month. However, after the initial month you can extend your lease on a weekly or daily basis.

 

The initial fees for the first month is the total of: room rent, utilities and cleaning and linen fee. The cleaning and linen fee is charged only once at the beginning therefore only room rent plus utility fee will be charged for each other month thereafter.
